Board selects officers, approves tree work
The Pleasanton Hills board of directors elected association officers for 2008 on Tuesday night and approved bids for the removal of several trees in the common area.

Mike Beddome, Richard Lam and Chuck Shaw were re-elected to the positions of president, secretary and treasurer of the association, respectively. Bob Hucker was elected vice president, replacing John Will. Carol Woodward remains on the board as the fifth director.

At Shaw's suggestion, the board agreed to meet six times a year rather four, as in previous years.

Homeowner Steve Manuel attended the meeting to urge the board to approve his request to use Girard steel tile on a new roof, citing its reliability and lower cost compared with competing products. He noted that the steel tile was installed on another home several years ago, with association approval.

The Pleasanton Hills architectural committee previously rejected Manuel's request and is reconsidering it after he appealed to the board, represented by Will. If the committee again rejects the application, Manuel may appeal to the full board under the association's appeals process.

The board discussed the recent removal of 18 trees in the common area, mainly along Bernal Avenue, and the planting of 16 new trees. The removal work cost about $29,000, and replanting cost $2,880.

The board approved a $3,750 bid from Skyline Tree Surgeons to replace three more eucalyptus trees behind 5095 Monaco Drive and to make other improvements on Dolores Drive. One of two pear trees in the Dolores Drive island will be replaced by a crape myrtle tree, and four dying acacia trees in the common area near the Dolores Drive entrance will be removed.

Lam agreed to work with the landscaping committee to plan the fourth year of a five-year program of tree maintenance in the common area. The main effort of the program has been to replace eucalyptus trees, which are considered a fire hazard.

The board approved the purchase of covers for three plumbing backflow devices. It rejected a bid of $8,829 from K&B Landscape Services to rebuild a retaining wall near a backflow device on Monaco Drive, spread bark at the three entrances to the neighborhood, improve drainage in the Dolores Place park and plant bushes and flowers. The board wants the landscaping committee to review the proposal and make recommendations.

The board also rejected a $500 bid from Borg Redwood Fences to replace a latch on a gate in the common area.

The board plans to review a new one-year management contract for Association Management Co. Tani Cligny, owner of the company, agreed to attend six board meetings rather than four at no additional cost.
